iPhone 3G 3.1 Jailbreak

Good morning,

I have a 3G running 3.1 (7C144) and 05.11.07 modem FW. I'm going to sell the phone and am looking to maximize its value. I've erased all content and settings and want to unlock before I sell, but I also don't want to take any steps that I shouldn't.

I found a guide from a little over a year ago that seems to indicate I need to upgrade to the official 3.1.2, run Blackra1n, restore with a publicly available custom activated 3.1.2, run Blackra1n again and then another publicly available file, install.bat.

Can anyone please confirm if these are still the appropriate steps? Or should I upgrade to a newer iOS and modem FW and jailbreak that?

I advise to upgrade it to 4.0 or higher and jailbreak it. I'd use 4.0 and jailbreakme.com and sell it for 200.00 or so.
