    Grumble.
On both devices (iPhone X and iPad Pro 12.9) , I’m getting emails 2 days late. I have no idea what is causing this but right now, to get emails in real time on iPhone or iPad, (gmail address) I have to use the gmail app.
It won’t show up on regular stock email until 48 hours later.
I have the latest updates, full WiFi , I have reset, turned off and back on, etc, to no avail.
    Damn it, Apple.

Go to Settings → Password & Accounts → Fetch New Data.

Scroll down to the Fetch section and make the appropriate selection. That should improve matters for you.

I have Fetch set to "hourly", and that works fine for me.

People can be quick to blame Apple but I'm an enterprise IT admin where we have around 750 employees, and I'm on a team who volunteer our professional services to manage tech for a nonprofit. That's all of Apple, Google & Microsoft admin at scale. In most all cases what you describe is your setup or your own in box that might have a sync or attachments issue.

Try some mailbox clean up via the web and if you're certain your data is fine there delete and re-add your account(s).

I tend to agree with that.

The fact the Gmail app works fine but your Mail app is delaying doesn’t mean Apple is the problem.

However, there is a solution. Forward your Gmail account to your iCloud account. Ta daa. Instant email.

I don’t like that I’m having to do that but it works. I just have everything coming to my iCloud address and it works.
