Books won't transfer to my iPhone or iPad?

Hey all, having some trouble transferring my books from iTunes/iBooks on computer to iPhone/iPad. I have some ePub documents that I manually added to iBooks library on my Mac, and when i try to send them to my iPhone through iTunes it goes through the whole sync process and even says "copying ***booktitlehere*** to iPhone", but when I check my phone/iPad the book won't be there. Not only that, when I restart iTunes on mac and check the sync page for my iPhone the books I wanted transferred will be unchecked as if I never did anything to begin with. Is this because the ePub is not a file purchased through iBooks? (no, it's not a pirated or illegal copy of a book). Don't think I had this issue before, but is this because I'm using iOS9 and is anyone else having this issue?

Using iOS 9 Developer Beta 4 on both iPhone and iPad. OS X Yosemite 10.10.4

It's possible, but have you tried rebooting the iPhone and then seeing if the books appear via the iBook app?
